RESIDENTS have reacted to the launch of construction work which will see 195 new homes built in Launceston.

The site, located to the south-east of Launceston and adjacent to the A388 Tavistock Road, forms part of a strategic growth area that Cornwall Council has identified could deliver up to 300 homes.

However, residents have expressed a concern that these new homes could put further strain on local services.

Alongside the new homes, new areas of open space will be created, including a series of areas for children’s play opportunities.

The development will also contribute to the creation of the new Southern Loop Road, though there are no plans for the creation of new supermarkets, medical centres, dentists, or schools alongside the development, meaning those moving in to the area will be forced to use the services already established within the town.

One resident said: “More low quality houses in a town that's already got poor infrastructure, bad roads, few jobs, barely any bus routes. Council needs to stop approving things like this and leave the farmland alone.”

Another added: “Once again no improvements to the infrastructure, just more and more houses being built. It’s going to provide green spaces while taking away a huge chunk of our countryside, a green space already.”

Despite this, those in charge of the project are confident that the development will support the town’s need for affordable homes and ‘improving local transport infrastructure’.

Commenting, Peter Sadler, managing director Vistry Cornwall South West, said: “This important new development is providing a major contribution to Launceston’s affordable housing supply, helping local people to find a quality new home, whilst also improving local transport infrastructure and creating new areas of outside space. We’re delighted to see work is underway and look forward to seeing the first homes completed by spring 2026.”

Gareth Jones, development director for LiveWest, also commented on the construction.

He said: “We are committed to providing good quality, affordable homes and creating thriving communities.

“Our partnership with Vistry at Launceston will make a significant difference to people in need of affordable housing in the town. We are pleased to play our part in meeting the housing shortage and in making lasting change.”
